How often should smoke alarms be tested in a rental property?

Yes. In Victoria, virtually all electrical installation work — including installing power points, light fittings, new circuits and hard-wired appliances — must legally be carried out by a licensed electrician. DIY electrical work is both illegal and dangerous, and it can void your insurance. All Techniko Group work is performed by licensed electricians and certified on completion.

Yes. The sensing components inside a smoke alarm degrade over time, which is why manufacturers and fire authorities recommend replacing alarms around every ten years — even if they still beep when you press the test button. Every alarm has a manufacture date printed on it; during our service we check each unit’s age and flag anything approaching or past its service life.

Photoelectric alarms detect visible smoke particles and respond faster to slow, smouldering fires — the kind most common in homes, and the most dangerous while people sleep. Ionisation alarms respond to fast-flaming fires but are slower on smouldering ones and more prone to cooking false alarms. Fire authorities across Australia recommend photoelectric alarms, and they’re what we install as standard.

The test button confirms the battery and sounder work — it doesn’t confirm the sensor can actually detect smoke, that the unit isn’t expired, or that dust and insects haven’t blinded it. A professional service tests function, cleans the sensor chamber, checks the manufacture date, verifies placement and interconnection, and documents the lot. The button is a good monthly habit; it’s not a substitute for a proper annual service.

Yes — and this is a key difference between us and non-electrician testing services. Hardwired smoke alarms are connected to mains power, so replacing or installing them is electrical work that must legally be done by a licensed electrician in Victoria. Techniko Group can test, service, replace and install hardwired and interconnected alarms in a single visit, no second contractor required.

As a minimum, alarms should be installed on every level of a home and in hallways or areas connecting bedrooms to the rest of the property — positioned on or near the ceiling, away from dead-air corners, cooking appliances and bathrooms that trigger false alarms. During our visit we assess your current placement and recommend any additions needed for proper coverage.
